Delaware’s housing market remained active in June, with increases in home sales, inventory, and sales prices.
While buyer demand remains steady, a slight decline in pending sales and list prices points to continued sensitivity to economic conditions, The Delaware State Association of Realtors reported.
Statewide, sales rose 5 percent, reaching 1,300 units, compared to 1,237 in June 2024.
The median sold price climbed 4.1 percent to $405,997, while the median listed price dipped slightly by 1.9 percent to $407,833, an indication that sellers are responding to buyer expectations in a competitive market, a release stated.
Active listings up 19 percent year-over-year to 4,230 homes, and new listings rose 2 percent.
However, pending sales dropped 8 percent, and homes are taking longer to sell, with the average days on market up 24 percent to 38 days.
“June’s numbers reflect a market that is adjusting but still trending in a positive direction,” said Scott Farnan, president of the Delaware Association of Realtors. “We are especially proud to see our advocacy efforts reflected in the state’s newly approved fiscal year 2026 budget, which includes increased funding for housing. This investment marks meaningful progress toward addressing long-term housing supply and access challenges across Delaware.
